Pre-Purchase Inspection
A pre-purchase home inspection is an objective, visual examination of the physical structure and systems of a house from the roof to the foundation conducted after the purchase contract has been signed and before the inspection objection deadline.
The inspection process typically takes about 2 to 4 hours to complete depending upon the size and condition of the home. It is strongly encouraged that you accompany the inspector during the inspection. This will give you a chance to ask questions and become familiar with the systems of your future home.
We will inspect all the different systems and components of the home. Items included in an inspection are:
Roof
Exterior (Exterior surface and site work)
Attic
Garage
Basement and/or crawlspace
Structure
Heating and air conditioning systems
Plumbing system
Electrical system
Fireplace
Interior (Bedrooms, bathrooms, living spaces)
A home inspection may identify the need for major repairs as well as the need for maintenance to keep the home in good condition. The inspection will take the mysteries and unknown out of the home, providing you with confidence in the condition of the home, in order to make your purchasing decision
When the inspection is complete, KBar will describe and show you the defective issues that were discovered and discuss them with you. We will also tell you about any routine maintenance items that were discovered that should be performed. KBar will be available to answer any questions you may have. After the inspection is complete, KBar will provide a written report of the home inspection, describing what we observed, identified defective and maintenance items, and photo illustrations of the defects.
