Warranty Inspection
Builders "warranty" a house for a period of one year (sometimes longer): Therefore it is prudent to have a comprehensive home inspection performed shortly before the "warranty" expires. This warranty insepction allows for covered defects and deficiencies to be brought to the attention of the builder for remedy, rather than be a future expense for you, the homeowner. At the one year anniversary you give up your opportunity to have your builder correct or repair any flaws you may have in your home.
Our Warranty Inspection is designed just for this purpose, so you can give your builder a written document that has identified your warranty issues. Once your builder is notified of these issues, the builder has no recourse but to correct or address the problems under state law, even if it goes beyond the twelve months. The key is to notify them with of the warranty issues before the first year anniversary date of your new home.
We will inspect all the different systems and components of the home and help you set priorities for the repairs. Items included in an inspection are:
Roof
Exterior (Exterior surface and site work)
Attic
Garage
Basement and/or crawlspace
Structure
Heating and air conditioning systems
Plumbing system
Electrical system
Fireplace
Interior (bedrooms, bathrooms, living spaces)
When the inspection is complete, KBar will describe and show you the warranty issues that were discovered and discuss them with you and are available to answer any questions you may have. After the inspection is complete, KBar will provide a written report of the home inspection, describing what we observed, identified warranty items, and photo illustrations of the defects.
